Job Summary
Performs semi-skilled work involving two or more maintenance or craft occupations to keep building systems operational. Performs routine maintenance and repair tasks. Maintains record keeping on building mechanical systems. Performs buildings and grounds maintenance and repair services. Performs general building repairs such as painting, furniture assembly and moving. Diagnoses and repairs plumbing, electrical and HVAC systems, working within skilled areas. Oversees and coordinates the work of contracted tradesperson(s) and cleaning & debris removal vendors, and assists with building repair or maintenance activities. Records and maintains facility equipment assets and inventory data within the Computerized Maintenance Management System (CMMS). Perform other duties as assigned.
Essential Job Functions
Performs and assists with minor plumbing, electrical, and HVAC maintenance within state law and relevant code requirements. Monitors and oversees process workflow of tradesmen during facility construction and maintenance services (HVAC, electrical, plumbing, construction and general maintenance contractors). Inspects completed work for quality and adherence to specifications from vendors. Collaborates with contractor to mitigate and resolve work conformance issues and/or deficiencies in work product. Replaces and installs acoustic ceiling and wall partitions. Installs and replaces modular furniture/cubicle parts. Assembles furniture and fixtures as needed. Diagnoses and corrects equipment, mechanical, or system operations problems. Performs routine maintenance and other preventive maintenance actions on physical assets. Works collaboratively with Facilities Maintenance Technician to perform minor work on wiring, electrical or electronic components, pipe systems, plumbing, machinery, or equipment within skill set, including, but not limited to, cleaning and lubrication of shafts, bearings, gears, or other machinery. Reads technical information (installation and operating manuals (IOM), catalogs, etc.) needed to perform maintenance or repairs. Identifies the appropriate materials, parts, supplies, or equipment from catalogs or suppliers, as needed, to complete tasks. Plans and lays out work according to specifications. Trains others in operational procedures. Assists with grounds keeping services such as landscaping or snow removal. Maintains preventive and maintenance work orders and records. Maintains adequate knowledge of and complies with OSHA standards and all safety policies. Conducts regular monthly inspections of Facilities’ building assets and MSD properties.
Knowledge, Skills and Abilities Necessary to the Work
Knowledge of general maintenance practices; knowledge of electrical and/or mechanical equipment and its maintenance; skill in planning and implementing a daily schedule including route planning; skill in oral and written communication; ability to manage multiple priorities; ability to organize work effectively; ability to properly use basic hand and power tools; ability to operate mowers, trimmers, shovels, back blowers, irrigation hoses, snow and ice removal equipment, and field maintenance equipment; ability to operate basic office equipment; ability to operate a PC and associated Windows environment software (i.e. Microsoft Office Suite); ability to read and apply IOMs (installation and operating manuals); ability to implement continuous improvements; ability to research and procure maintenance parts; ability to maintain accurate records; ability to work in a team environment; ability to work under adverse working conditions such as inclement weather; ability to work effectively under heavy unpredictable surges in workload; ability to work 24 hour emergency response, various shifts and weekends; ability to be courteous and helpful under pressure.
Minimum Requirements
High School Diploma or GED; two or more years of experience in semi-skilled building maintenance duties; an equivalent combination of education and experience may be substituted. A working understanding of electrical, plumbing and/or heating systems is preferred. HVAC, industrial, or building maintenance technology certifications are preferred. Must possess a valid driver’s license. Must have safe work and driving habits.
